Our consultants work in the best interest of all stakeholders, but particularly buyers of real estate. The following is Landbrok Buying Process when serving a client:

Go to the Property Request page and make a request of the property you need. You can also call our consultants on  +234 916 985 6215  to make a property request. Also, you can personally search our website data base for your choice of property.

When we receive client’s property request, our consultants will immediate process and follow up on the request. We will hunt for exact property the client have requested. If your request matches any property on our database it will be immediately presented to you, else we will contact our trusted agents in the locations you have requested who will immediately activate a marathon search for your choice property.

In the course of the property search or at the conclusion of it, all properties matching the client request will be presented to the client for selection. Even where a client had personally selected a property on the website, we will also provide further options related to the choice of property the client have made. Our consultants will provide all relevant facts and information and guide the client through the selection process.

Upon selection of property by a client, our lawyers will inspected the property details, the seller and/or agent, as well as relevant title documents. Our lawyers will also provide the client with a preliminary legal opinion regarding the property title and discoveries if any. At the instance of the client a more indebt due diligence investigations will be conducted by our lawyers. This will include search at relevant property registries and government agencies. It may also include site visit for on the spot inspection of the property. At closure (that is if property is eventually bought) 50% of any legal search fee paid will be returned to the client.

After the choice of property have been made and all relevant issues satisfactorily dealt with, at the instance of the client our consultants will enter into negotiations with the seller with the aim of getting the best price possible on the property. We will be guided by our proficient knowledge of the market and the client will be advised in advance of the possible price bracket for the property. If and when a deal is reached, at the instance of the client, our lawyers will also oversee the conveyance and exchange of contract.

At the conclusion of a deal by a client (irrespective of whether or not our lawyers were retained on the job) the client immediately gets a FREE comprehensive property insurance cover for the property and another FREE instant life cover both from AXA Mansard Insurance PLC. T&C applies.

Further and lastly, our lawyers will provide the client free legal opinion on the steps required for successful registration and perfection of the title/interest newly acquired by the client over the property.

LANDBROK SELLING PROCESS

The following is Landbrok Selling Process when serving a client:

Click on the Create a listing link on the home page, Register to create a Landbrok account, and follow the onscreen instructions. You can also call our consultants on  +234 916 985 6215  to give us the details of your property you wish to sell. Note we take instructions only from property owners directly. We do not work with agents.

When we receive client’s property sell request, our team will inspected the property details, confirm the seller’s identity, as well as check relevant title documents. Our lawyers will vet all details and provide a preliminary legal opinion regarding the property title and discoveries if any. Where issues are found, the client will be advised accordingly. Most times, we provide free legal advice as well as further legal services to remedy whatever defects may exist.

After all relevant issues are satisfactorily dealt with, our team will immediate process and follow up on the request. The property will be listed on our website after proper verifications and documentation process. We will also immediately present the property to our existing pool of buyers. We will also check our property request database to see your property matches any existing request. If no standby buyer already in our list for your property, we will then activate our aggressive marketing strategies which sometimes are unique for each brief.

In the course of our marketing, the selling client will be kept in the loop and adequately informed of all reasonable offers from potential buyers. Our consultants will continue to negotiate with potential buyers with the aim of getting the best price possible on the property. We will be guided by our proficient knowledge of the market and in consultation with the seller. The selling client will be advised in advance of the possible price bracket for the property. If and when a deal is in sight, or if a prospective buyer is adjudged serious by our consultants, then we will immediately advise and arrange a direct meeting between the selling and the buying client. This in our opinion helps speed up the transaction and widens the possibility of closing a deal.

At the conclusion of a deal by a buying client, the client immediately gets a FREE comprehensive property insurance cover for the property and another FREE instant life cover both from AXA Mansard Insurance PLC. T&C applies.

LANDBROK RENTING PROCESS

The following are PD Renting Process when serving a client:

After all relevant details have been obtained, instruction confirmed, and documentation completed, our team will immediate process and follow up on the request. The property for letting will be listed on our website. We will also immediately present the property to our existing pool of potential tenants. We will also check our property request database to see your property matches any existing request. If no prospective tenant already in our list for your property, we will then activate our aggressive marketing strategies which sometimes are unique for each brief.

For a renting client, we will contact our trusted agents in the locations you have requested who will immediately activate a marathon search for your choice property.

In the course of the property search or at the conclusion of it, all properties matching the renting client’s request will be presented to the client for selection. Even where a client had personally selected a property on the website, we will also provide further options related to the choice of property the client have made. Our consultants will provide all relevant facts and information and guide the client through the selection process.

For Client Landlord, we will provide the details of prospective tenants for your consideration and selection.

After the choice of property or choice of Tenant have been made and all relevant issues satisfactorily dealt with, our consultants will guide the Landlord/Tenant through the renting process.

JOINT VENTURE PROCESS

When we receive client’s Joint Venture, our consultants will immediate process and follow up on the request. There are three major parties in a JV – the Property Owner, the Investor and sometimes the Developer. Depending on who is making the request from us, we will advise you further when your request is received.
